Question, scoped
You found a rental in Dallas. What can you check in public records before signing the lease?
As of
October 2026.
The answer
1. Owner and value: Dallas Central Appraisal District, https://www.dallascad.org. Search the address and confirm the owner matches the landlord or management company you are dealing with. A mismatch is the first sign of a rental scam, where someone "leases" a property they do not own. Common rental scams are written up at https://scam-alert.soapbox.community.
2. Code compliance history: the City of Dallas handles code complaints through 311. Ask for the property's service request and code case history; if you cannot find it online, request it under the Public Information Act.
3. Flood zone: https://msc.fema.gov.
4. Crime: Dallas Police incidents on the city's open-data portal, https://www.dallasopendata.com. Read the crime-data thread on the Neighborhoods board first.
5. The landlord entity: if the owner is an LLC, look it up through the Texas Secretary of State's business search for its registered agent.
In the lease, look for: who pays which utilities, the notice period for repairs, and the early-termination clause. Texas Property Code chapter 92 sets the landlord's repair duties and the tenant's remedies, and the notice must generally be in writing.

What would change this answer
A change of ownership or management. Re-check the appraisal district record if the property is sold during your lease.
