Question, scoped
You are relocating to Austin with a budget and a commute in mind. How do you check a neighbourhood without relying on a 2015 forum thread?
As of
October 2026.
The answer
- Property records and value history: Travis Central Appraisal District, https://www.traviscad.org. Suburbs in Williamson County (Round Rock, Cedar Park, Georgetown) use the Williamson Central Appraisal District, and Hays County (Kyle, Buda, San Marcos) uses the Hays CAD.
- Flooding: Austin sits in "Flash Flood Alley". Check https://msc.fema.gov, and the City of Austin's own floodplain maps, which are sometimes more current than FEMA's. Low-water crossings close in storms; ask whether your commute uses one.
- Electricity: Austin Energy is the city-owned utility, so there is no provider to choose. See the electricity thread on the Dallas board for the deregulated suburbs.
- Commute: map the drive at the hours you will actually travel. I-35 and MoPac congestion varies sharply by hour. CapMetro's routes and the MetroRail Red Line are at https://www.capmetro.org.
- Schools: TEA ratings at https://txschools.gov, and confirm attendance zones with the district (Austin ISD, Round Rock ISD, Leander ISD and others all serve parts of the metro).
- Heat: plan for long summer stretches over 100°F. Ask about the age of the air-conditioning system and attic insulation. Seasonal norms are at https://weather.soapbox.community.

What would change this answer
Rezoning under the city's recent land-development changes, and new transit under Project Connect. Both are on public agendas.
